Missing the market with median, average, or $/sq ft

Folks who watch the median would have missed the bottom in the last housing cycle.  This graph and commentary from Orange County in the 1990s shows how people who watched the median would have missed the bottom of the housing market.

The number of subscribers has exceeded my wildest dreams, and I am very appreciative of the trust you have put in me.  I will work hard to deserve your trust, and my most important task is to show you why to forget all about the median, the average, and their variations of average $/sq ft or median $/sq ft.

Those folks watching any variation of those numbers are missing what is going on with prices now, and are likely to miss the housing market's turnaround when it comes.
